All of the forms below are designed to facilitate swift and efficient exchange transactions, limiting interference in your daily activities.

  • Instructions (Download form)
    • Simplifies the process. Instructions for filling out 1031 paper work. Read these instructions and fill out the forms in the order and as directed. The forms are listed on this page in the order required and specified
       
  • Exchange Agreement (Download Form)
    • This is the legal document required to make a 1031 exchange happen.
       
  • Engagement Letter (Download Form)
    • This form enables you to select Universal 1031 as your agent.
       
  • Disclosure Agreement (Download Form)
    • This is a required form to open a Universal 1031account.
       
  • Request for Taxpayer Identification (Download Form)
    • In order to comply with governmental reporting requirements, this information is required.
       
  • Assignment of Purchase Agreement (Download Form)
    • This form is required to assign the 1031 agent for the relinquished property.
       
  • Official Identification Form (Download form)
    • This form must be filed with Universal 1031 no later than 45 days from the date your sale closes.
       
  • Assignment of Purchase Agreement (Download Form)
    • This form is required to assign the 1031 agent for the exchange property.
       
  • Set up an Exchange Online
    • If involved in the Exchanger’s Sale of Relinquished Property
       
  • The exchange transaction must be technically structured as an exchange and not just the sale of one property and acquisition of another.
     
  • There are specific identification and acquisition time limits that must be met
     
  • In order to have a valid exchange, you must purchase one or more properties which you have identified. You may NOT substitute different properties after the 45-day period has expired. There is no provision in the Internal Revenue Code to obtain an extension after the 45th day.
     
  • The exchanger cannot have either actual or constructive receipt of any sale proceeds
     
  • Contact us immediately when you identify the Title Company or closing agent, so we can follow up with them for documentation to complete the exchange
